Hiring a Buyer’s Agent is very valuable when purchasing a home. They will protect your interests more than anyone else in the transaction. They are a fiduciary, like a “legal clone” of you. They are required to discover all material defects and facts that may affect the value of the property. In Maine contract law, the burden of risk analysis falls on the Buyer due to “caveat emptor” or “Let the buyer beware.” Therefore, excellent due diligence services in a real estate transaction are crucially important and highly valuable.

 
 

 
 

Confidentiality:

A Buyer’s Agent has the obligation of keeping your information confidential forever. It is extremely important that you sign a Buyer Agency Agreement to protect yourself. A Buyer’s Agent doesn’t get paid until the closing date, so by signing, you have nothing to lose and confidentiality to gain. If you no longer want to hire the them, it is our company policy that you may mutually terminate the contract. Having said that, none of our clients have ever asked to be let out of a contract with us!
